APPLICATION TERMS

1.The Prospective Tenant(s) understand that if they withdraw their application or fail their references, that any funds they may have paid on application are non-refundable.

2.The Prospective Tenant(s) understand that should the Landlord withdraw the Property they will receive a full refund of any funds that they may have paid on application.

3.The Prospective Tenants(s) understand that should the Landlord withdraw the property than there will be no liability on the parts of Boya for any costs incurred by either The Landlord or The Tenant.

4.The prospective Tenant(s) understand that they must provide appropriate ID and Proof Residency before they will be able to sign the Tenancy Agreement. And occupy The Property. Should The Prospective Tenant(s) be unable to provide these items they will be deemed to failed their references.

5.The Prospective Tenant(s) understand that if they do not return the items ticked on the front or this form by the date specified then they will be deemed to have withdraw their application.

6..The prospective Tenant(s) are aware that the the property is taken on as seen basis and it will not be cleared or modified before their occupation. Any items The Prospective Tenant(s) would like to be specially request must be listed on the front of this form. The items are not guaranteed but Boya will advise you as to whether the Landlord agrees.

7.The Prospective Tenant(s) are aware that all occupation dates are provisional until the signing of contracts. The Prospective Tenant(s) are aware they should not book any service or removals until the signing of contracts and that if they chose to do so it is at their own risk.

8.The prospective Tenant(s) are aware that where a property is currently tenanted legally and the existing tenants may retract their notice at any time. In such circumstances The Prospective Tenant(s) will receive a full refund of any funds they may have paid on application with no further liability on the part of The Landlord or his agent.

9.The Prospective Tenant(s) are aware that where a property is currently tenanted legally and the existing tenants may change their move out dates. In such circumstances The Prospective Tenant(s) will be required to adjust their occupation date.

10.The Prospective Tenant(s) are aware that all Prospective Tenant(s) need to be present at the office at the agreed time on the day of occupation in order to sign the documentation before the keys can be released.

11.The Prospective Tenant(s) are aware that in advance of the day of move in they will be required to pay the fees as landlord need and all the fees should be paid in right quantity and agreed day to Boya.

12.The Prospective Tenants(s) are aware that future rental payments must be made by Standing Order and must leave their bank accounts 5 days in advance of their rent due date (usually the same as the occupation date)

13.The Prospective Tenant(s) understand that they are fully responsible for the installation, connection and disconnection of services such as phone line, satellite, cable TV or internet wherever they are located in the Property. The Prospective Tenant(s) are aware that it may not be possible to receive all services in all building. It is the Prospective Tenant(s) responsibility to ascertain the availability of any services they require with the provider.

14.The Prospective Tenant(s) understands that keys and access fobs will only be provided to named Tenants on the Tenancy Agreement.
